"Lance’s work ethic as our Realtor® was outstanding. It took us two years of searching for our new home. Lance’s, patience, knowledge and perseverance was impressive and appreciated. He was always ready with answers to questions, reliable and throughout the process went above and beyond what our needs were. Lance even continued to provide information and help with various things after our move in date. His thoughtfulness, kindness and effort did not go unnoticed by us. We would (and have) recommended Lance to anyone looking to buy or sell their home. Lance is a vital asset to real estate." - Wendy & Keith

Sandhills Community
Downtown Kitchener Living for Your Next Chapter

What if downsizing meant having more at your doorstep, not less?
Welcome to Sandhills, an adults 50+ community in the heart of Kitchener.

This bright 2 bedroom Life Lease suite offers 898 sq. ft. of comfortable living. One of my favourite things about Sandhills is what surrounds it.
Step outside and you’re close to the LRT, Victoria Park, Kitchener Market, library, restaurants, churches, festivals and everything happening downtown. It’s a location that makes it easy to stay connected to the community and enjoy the things you love.

If you’re thinking about downsizing, the right move isn’t simply about finding a smaller home. It’s about finding a home that works for the life you want next.

Highlights from the Together for Care gala, where our community gathered to support the WRHN Foundation and local healthcare.

It was a privilege to attend this year's Together for Care event, an evening dedicated to raising funds and awareness for the new hospital in Waterloo. The room was filled with supporters, local business leaders, and dedicated healthcare professionals all united by a common goal. We enjoyed an elegant dinner paired with beautiful performances from a pianist and singer, making for a truly memorable night.

I was proud to be a sponsor and to contribute behind the scenes and even happier to capture some of the moments that made the evening so special.

Events like these highlight the strength of our Waterloo Region community and the impact we can have when we rally behind a shared cause. Seeing the WRHN Foundation bring so many people together for this fundraiser serves as a reminder of how vital it is to support our local health infrastructure. It was inspiring to witness the commitment to improving care for everyone in our region.

If you want to stay updated on future community events and local initiatives, make sure to subscribe. What do you think is the most important way we can support our local healthcare system?

LOVING LOCAL | SURMESUR × TOGETHER FOR CARE
There are some great stories coming together behind the scenes of Together for Care.

I recently had the opportunity to spend some time at Surmesur as Dr. Al Qahwash, Director of the Regional Cardiac and Critical Care Program at Waterloo Regional Health Network, was fitted for his look for the upcoming Together for Care fashion show.

Surmesur is also one of the local sponsors helping make this special evening possible and a great example of what Loving Local is all about. Local businesses, interesting people and our community coming together around something that matters.

I’m proud to be a sponsor and part of the team of Together for Care myself. I’ve been helping tell some of the stories behind the event through video. Getting to meet the people involved, visit the businesses supporting it and share a little of what’s happening behind the scenes has been one of my favourite parts.

Together for Care takes place September 17th at St. George’s Hall, bringing local businesses and community members together for an evening of food, fashion and connection all in support of the new hospital in Waterloo and WRHN.

Deadline for tickets is Sunday Sept 12th so don't miss out on this opportunity.

A big thank you to the team at Surmesur for their hospitality, their support of the event and for letting me capture a little of the experience.
This is Loving Local.

Great local businesses. Interesting people. A community coming together for something bigger.

JULY 2026 UPDATE FINAL

🏡 Waterloo Region Real Estate — July Market Update

The Waterloo Region housing market slowed in July, while buyers continued to have considerably more choice than we’ve historically seen at this time of year.

📊 July at a glance:
• 582 homes sold
• $706,240 average sale price
• 1,167 new listings
• 3.9 months of inventory
• 33 average days on market

For some perspective, the 10-year July average is just 1.92 months of inventory. The additional current choice is giving many buyers more time to make decisions and putting greater emphasis on pricing and presentation for sellers.

Micro Markets Matter Most.

What's happening across Waterloo Region isn't necessarily what's happening with a particular property.
Kitchener can differ from Waterloo or Cambridge. One neighbourhood can behave differently from another. Detached homes, townhomes and condos can each experience different levels of demand and price range matters as well.

Every neighbourhood and every property is different. If you're wondering what the numbers look kike for selling your home or your buying plans, I'd be happy to help you make sense of your market.

MARKET DISCUSSION KITCHENER, WATERLOO, CAMBRIDGE = SUMMER SONG CONTEST

Community is built one act of kindness at a time.

This morning I had the opportunity to stop by the annual Conestoga College Pre-Service Fire Fighting car wash fundraiser in support of Food4Kids Waterloo Region.

These future firefighters weren't just washing cars they were giving their time and energy to help ensure local children have access to nutritious food on weekends and during school breaks.

It's always encouraging to see young people stepping up to make a real difference in our community.
A big thank you to everyone who volunteered, donated, and stopped by to support this fantastic cause.

Your generosity helps Food4Kids continue its important work for families across Waterloo Region.
It's moments like these that remind me why I love being part of this community.

❤️ Great people. Great cause. Great community.
