WATERLOO REGION

WATERLOO REGION HOME SALES IN OCTOBER.

In October, 569 homes were sold across the Waterloo Region through the MLS® System of the Cornerstone Association of REALTORS®, marking a 6.7% decrease from October 2024 and 18.4% below the 10-year average for the month.

However despite headlines and sales being slower than usual, activity picked up from August and September 2025.

Listings and Inventory

New listings rose, with 1,236 homes added to the market — 7.2% higher than last year and 28.7% above the 10-year October average.

A worthy note is new listings are down from September 2025.

Active listings ended the month at 2,056, a 23.6% increase year-over-year and 90.2% higher than the long-term average.

Total market inventory increased 30%, resulting in a 3.9-month supply. Condos had the highest supply at 7.6 months, followed by townhouses (4.7 months) and detached homes (3.1 months).

Market Outlook

With the Bank of Canada’s 0.25% rate cut and expectations that rates may hold steady coupled with higher inventory, buyer confidence could strengthen heading into winter.

The sales to new listing ratio is at 46% indicating we are in a balanced market. Balanced is considered by the BOC to be between 40% and 60%.

Average days on market stayed relatively unchanged at 31 days. It’s important to note this number reflects only homes that actually sold and not the homes that didn’t or are still on the market.

Average sale to list price ratio is 99.5%.
