Entering the spring market here is what’s happening in Waterloo Region real estate.

WATERLOO REGION GAINS MOMENTUM

Waterloo Region’s housing market is showing strong signs of spring momentum, with home sales rising 14.0% and new listings jumping nearly 28.0% month-over-month.

Prices are beginning to stabilize, with modest monthly gains in both Kitchener-Waterloo (+0.1%) and Cambridge (+1.5%), although values remain lower than this time last year. Inventory sits at a 3.6-month supply consistent with last year but still above long-term norms indicating a balanced market with increased choice for buyers.

Performance continues to vary across the region.

📈 Home sales up 14.0% month-over-month
📊 New listings up 27.8% month-over-month

🏡 Prices stabilizing with slight monthly gains:

    • Kitchener-Waterloo: +0.1% MoM | -6.7% YoY

    • Cambridge: +1.5% MoM | -5.4% YoY

⚖️ Inventory remains steady, with a 3.6-month supply, similar to this time last year.

💡 What this means:

✔️ More activity from both buyers and sellers
✔️ Prices showing signs of stabilization
✔️ A balanced market with opportunity on both sides

The sales to new listing ratio for March is 40.43%. Balanced is considered by the BOC to be between 40% and 60%.

Average days on market is 25 days. It’s important to note this number reflects only homes that actually sold and not the homes that didn’t or are still on the market.

Average sale to list price ratio is 101.7%.

GTA Market Update – April 2026

The GTA housing market showed signs of tightening in April 2026, with home sales rising 7% year-over-year while new listings declined by 9.3%, indicating increased competition in some areas.

Despite this shift, average selling prices remained lower than last year, giving buyers continued negotiating power and improved affordability. Lower borrowing costs and pricing have helped bring some buyers back into the market, though a significant amount of pent-up demand still exists.

On a month-over-month basis, both sales and prices edged higher, suggesting growing momentum as the spring market unfolds, with further gains likely if economic and geopolitical conditions stabilize
