As we look forward to spring here is what’s happening in Waterloo Region real estate.

WATERLOO REGION GAINS MOMENTUM

The Waterloo Region housing market is showing signs of resilience and stabilization as we move through early 2026.

Sales activity increased year over year suggesting renewed buyer confidence after a slower start to the year. At the same time, new listings dipped (-11.2%), indicating a modest tightening in supply.

Pricing trends remain relatively stable month-to-month, with Kitchener-Waterloo holding steady and Cambridge seeing a slight uptick. However, on a year-over-year basis, prices are still down, reflecting the broader market correction over the past year.

Inventory levels remain controlled with 2.9 months of supply, keeping the market balanced but still leaning slightly toward sellers in certain segments.

Looking at the bigger picture:

    • Sales are up year-over-year (+5.4%)

    • Average prices are down (-4.4%)

    • Homes are taking longer to sell, with days on market up (+11.1%)

What this means:
The market is not in a rapid growth phase but is finding its footing. Buyers have more time and choice, while sellers need to be strategic with pricing and presentation.

Overall, Waterloo Region is transitioning into a more balanced, opportunity-driven market, where preparation and positioning matter more than ever.

Market Outlook

The Bank of Canada continued to hold the overnight rate steady. However fixed rates have been on the rise due to increasing bond yields. Markets have been responding negatively to the Iran turmoil.

The sales to new listing ratio for March is 45.56%. Balanced is considered by the BOC to be between 40% and 60%.

Average days on market is 30 days. It’s important to note this number reflects only homes that actually sold and not the homes that didn’t or are still on the market.

Average sale to list price ratio is 101%.

TRREB: GTA HOMES SALES UP AND PRICES DOWN IN MARCH

GTA Market Update – March 2026

The Greater Toronto Area housing market tightened in March 2026, with sales increasing and new listings declining compared to last year. This shift points to improving demand as buyers begin to re-enter the market heading into spring.

A total of 5,039 homes sold (+1.7% year-over-year), while new listings dropped significantly (-16.7%), reducing available inventory. Despite this tightening, home prices remained lower than last year, with the average price at $1,017,796 (-6.7%) and benchmark prices down 7.4% year-over-year.

Month-over-month, both sales and listings increased, with sales rising at a slightly faster pace, suggesting strengthening market momentum. Prices, however, remained relatively stable compared to February.

What this means:
Buyers are still benefiting from negotiating power and improved affordability, but if supply continues to tighten, prices could begin to stabilize or increase later in 2026.

Looking ahead, there are ongoing concerns about future housing supply, with government incentives like HST relief aimed at encouraging new construction—particularly more “missing middle” housing options.
